8 Warning Signs Your Commercial Parking Lot Needs Repair (Before It Needs Repaving)

There’s a window in every parking lot’s life that quietly decides how much you’re going to spend over the next few years. It’s the gap between “this needs a reseal” and “this needs to be torn out and repaved.” That window is where repair lives — and catching problems while they’re still repairable is the single biggest cost decision a property manager makes.

First, Understand the Three Stages

Pavement care falls into three categories, and they cost wildly different amounts:

  • Maintenance — sealcoating and routine upkeep. Pennies per square foot. This is where consistent sealcoating keeps you.
  • Repair — crack filling, patching, pothole and localized base fixes. More involved, but a fraction of replacement.
  • Repaving — milling and resurfacing or full reconstruction. The most expensive path by far.

1. Alligator Cracking

Interconnected cracks that form a pattern resembling reptile skin are the clearest red flag on this list. This isn’t a surface problem — it signals that the base underneath has fatigued and can no longer support the load above it. In South Florida, it’s usually water that got in and weakened the subgrade. Small areas can be cut out and patched; widespread alligatoring means the base is failing across the lot.

2. Potholes

Once water penetrates the surface and erodes the base, traffic does the rest, and you get potholes. They’re a liability and a customer-experience problem, not just a cosmetic one. Prompt patching stops a single pothole from spreading and keeps water from reaching more of the base.

3. Cracks That Are Widening or Deepening

Every crack is an entry point for water — and in this climate, water is what turns minor damage into structural damage. Thin hairline cracks can be sealed cheaply. Once they widen past roughly a quarter inch or start branching, they need filling promptly before the next heavy rain drives moisture into the base.

4. Standing Water and Ponding

If puddles linger for hours (or days) after a storm, you have a drainage or grading problem. These low spots — sometimes called birdbaths — keep the asphalt saturated, accelerate oxidation, and speed up every other failure on this list. 5. Raveling (Loose Aggregate)

If the surface is shedding gravel and feels rough or crumbly underfoot, the binder holding the asphalt together has broken down — usually from years of UV exposure. Raveling won’t reverse on its own. Left alone, the surface keeps disintegrating until patching or resurfacing is the only option.

6. A Faded, Gray, Brittle Surface

Healthy asphalt is dark and slightly flexible. When it’s bleached gray and brittle, the protective binder is spent and the surface has lost its ability to flex with temperature swings — which is exactly when cracking accelerates. On its own, this may just call for sealcoating, but paired with any cracking below the surface, it signals repair is coming.

7. Depressions and Rutting

Dips, grooves, or wheel-path ruts — especially where heavy vehicles turn, brake, or park — point to problems in the base or subgrade rather than just the surface. These trap water (see sign #4) and tend to worsen quickly under continued traffic. They typically require the affected section to be repaired down to a stable base.

8. Crumbling Edges and Failed Patches

The unsupported edges of a lot are often the first to break down, cracking and crumbling inward. Likewise, old patches that are lifting, sinking, or cracking around the seams mean a previous repair didn’t address the underlying cause. Both are signs the lot needs professional attention before the failure spreads.

 

What Happens If You Wait

Here’s the pattern we see constantly: a lot shows two or three of these signs, the repair gets pushed to next quarter, the rainy season arrives, and water drives the damage deeper into the base.   1. Address the base issues — patch potholes, alligatored sections, and depressions down to a stable foundation.

  3. Correct drainage where ponding is part of the problem.
  4. Sealcoat and restripe to protect the freshly repaired surface and reset the maintenance clock.
